Standard synthetic grass surfaces can reach 150°F or higher in direct Tucson sun, that's a real concern. The solution is heat-rated turf combined with a cooling infill (not silica sand, which absorbs heat). Specialty infills can keep surface temps 30 to 50°F cooler. Lighter blade colors, medium green versus dark green, also run 10 to 15°F cooler. We only install UV-stable, heat-appropriate turf suited to the Sonoran Desert climate.
No, not legally. Arizona HB 2131 prohibits any HOA in a planned community from banning artificial grass if natural grass is permitted on the property. The HOA can set reasonable rules about appearance and installation specs (minimum 60 oz face weight, proper drainage), but it cannot outright deny your right to install synthetic turf. Yes, when installed correctly. A properly prepared aggregate base, compacted decomposed granite or crushed gravel, gives monsoon rain somewhere to go quickly. Turf backing includes drainage holes rated for high-volume rain events. The key is correct grading: the base must slope away from the home's foundation. Tucson Water offers a grass removal rebate of $5 per square foot (up to $1,000) for removing live ornamental grass. The rebate is for the grass removal itself, not the turf installation, and eligibility and availability can change.
